Justin Abshire loves his job. As a realtor, he finds perfect homes for people he cares about. He helps families begin new chapters. He walks side by side with retirees who want to say farewell to clutter and unneeded space as they, too, begin new lives in lovely homes.

But, the part of the job he really loves is showing houses.

On Lake Lanier.

From his boat or jet skis on sunny afternoons this month, when the lake is calm, Abshire can survey the 500-plus miles of shoreline with his wake as company.

On the perfect day, he has clients aboard, hopping from dock to dock, touring lake houses in search of their next home.

Abshire and his wife fell in love with Lake Lanier when they relocated to the Johns Creek area 15 years ago. Their Tahoe 22 goes in the water in March and, with their three boys in tow, they spend evenings and weekends through October skiing, tubing, fishing and cruising the 44-mile long lake a half hour north of Johns Creek.

He knows which restaurants serve the tastiest fish tacos and coldest beer, where to find the deepest coves and most secluded beaches for picnics and the best vantage points for watching the sun set over the lake.

Justin’s office on land is at Coldwell Banker Residential Brokerage on Medlock Bridge Rd. As a real-estate professional for more than 10 years, his experience as an appraiser and residential renovation design/build manager provides him with a unique skill set. He served in the U.S. Marine Corps, and began his career in the residential construction industry, launching a small remodeling company.  “We quickly grew into a design/ build firm completing projects on high end residential homes, light commercial properties, and lake-front custom builds.  With the unexpected crash in the housing market I decided to change directions and used the knowledge I gained in the construction industry as a residential appraiser,” he says. This experience gives him the confidence to easily recognize quality of construction and detect defects in the materials and/or workmanship as well as the ability to estimate actual cost to repair or replace.

As a licensed appraiser he’s worked directly with lenders as well as individual homeowners analyzing market data, trends, and market history to provide an opinion of fair market value.

“The appraisal experience has proven to be invaluable with every client that I have represented. Not only has it allowed me to develop realistic pricing strategies with proven results of drastically decreasing marketing time of listings, it has given me a huge completive edge in negotiations,” Abshire says.

With a nod to his time serving in the Marines, he says, “My military background is the backbone and foundation of everything I do in real estate, giving me the motivation and drive to be the best at what I do and represent my clients with the utmost integrity.”

His intensity is matched by his generous spirit and quiet warmth. When we spent the afternoon with Justin on Lake Lanier, his love of the lake was apparent and we could see why he wants to help others find that same bliss.
